Working from the Owner’s Side
After 18 years in the design-build industry, I began to see projects differently.
Owners are often surrounded by talented designers, contractors, vendors, and product providers—but each is naturally focused on the part they are hired to sell or deliver.
I wanted to work from the owner’s side of the table.
Spaces Growth Partners was built so I could use my experience in design, construction, sourcing, procurement, and business strategy to help owners make better decisions about where to invest and where not to.
My role is to look at the opportunity first:
Can this property generate more revenue?
Can the space be used more effectively?
Can the project cost less to implement?
Is there a better specification or purchasing strategy?
Is the investment actually worth pursuing?
I stepped away from traditional design-build so I could focus on helping owners answer those questions from their perspective—not from the perspective of selling more work.
My goal is simple: protect your interests and create substantially more value than my services cost.
My Core Philosphy
The Value Must Exceed the Fee
I only recommend an engagement when I believe there is a real, feasible opportunity to create substantially more value than the cost of working with me.
That value may come from new revenue, better use of a property, lower project costs, smarter procurement, improved specifications, or a combination of several areas.
But the opportunity also has to make sense in the real world.
I consider what it may cost to implement, how practical it is to execute, and whether the potential net benefit justifies moving forward.
If the numbers do not make sense, I will tell you.
No meaningful opportunity. No ongoing engagement.
Why This Model Is Different
Owner-Side Perspective
We look at the project from your financial and operational point of view, not from the perspective of selling more design, construction, or products.
Direct Principal Access
Every engagement is led directly by me. You work with the person responsible for the strategy and recommendations.
Specialists When Needed
When a project needs additional design, technical, procurement, or implementation support, I bring in trusted specialists only when they add value.
What I help Owners Do
Find ways to use property, space, or planned investments to create more income and long-term value.
Grow Revenue
Evaluate design ideas, capital investments, and implementation options before committing significant money.
Make Better Decisions
Review procurement, specifications, bids, sourcing, and project decisions to help eliminate unnecessary costs.
Reduce Excess Spend
Experience To Help Serve Owners
Residential & Commercial Projects
I have spent more than 18 years working across architecture, design-build, project strategy, sales, sourcing, and implementation. That experience gives me a practical understanding of how projects move from idea to budget to execution.
18+ Years in Design + Build
Looking at projects from the owner’s perspective.
Years inside traditional design-build taught me how designers, contractors, vendors, and suppliers approach projects. Today, I use that knowledge to help owners evaluate opportunities, challenge unnecessary scope, and make better capital decisions.
Owner-Side Project Thinking
Understanding where project dollars go.
I have worked closely with contractors, manufacturers, vendors, fabricators, and suppliers throughout my career. That experience supports smarter sourcing, specification review, value engineering, purchasing strategy, and identifying areas of unnecessary project spend.
Procurement + Cost Strategy
Connecting design decisions to financial outcomes.
My work has included business development, sales strategy, hospitality, rooftops, outdoor spaces, wellness environments, commercial properties, and revenue-producing amenities. I look at spaces not only for how they function, but for how they can create value.
Growth + Business Development
Using design to test ideas before committing capital.
My background includes architecture, landscape/ site planning, concept design, visualization, outdoor environments, residential projects, commercial spaces, and complex site development. Design remains an important tool for understanding what an opportunity could become.
Architecture + Design
Experience working across markets and project environments.
My work has included projects in multiple states and countries, requiring coordination across different teams, vendors, project types, and market conditions. That experience helps me adapt ideas, sourcing, and implementation strategies to different locations and project needs.
International Project Execution
Working across the people who make projects happen.
I have worked closely with contractors, manufacturers, suppliers, fabricators, designers, consultants, and specialty vendors. This helps me evaluate options, coordinate expertise, improve sourcing, and bring the right resources into a project when they add value.
Vendor + Partner Collaboration
Finding better ways to spend project capital.
My experience includes specification review, sourcing, procurement strategy, product alternatives, contractor pricing, and value engineering. The goal is not simply to reduce cost, but to eliminate unnecessary spend while protecting the parts of the project that create value.
Value Engineering
Making space work harder financially.
I look at underused land, rooftops, patios, interiors, amenities, and circulation to identify ways space can support additional revenue, capacity, utilization, or long-term property value.
Value Creation + Spatial Optimization
Creating environments that support stronger business performance.
My background in design allows me to evaluate how guest experience, amenities, layout, programming, and spatial improvements can influence how people use a property, how long they stay, and what they are willing to spend.
